Home Inspection West of Montreal: Why My Client Walked Away From Her Dream Home

Sometimes the best home you’ll ever buy is the one you don’t.

What if spending a few hundred dollars today could save you from making one of the biggest financial mistakes of your life?

That’s exactly what happened to one of my clients.

A Home Inspection in the West of Montreal isn’t simply another condition in the buying process—it’s one of the best ways to protect yourself before making the biggest purchase of your life. Here’s why I’ll never recommend skipping one.

The House Seemed Perfect...

My client had fallen in love with a charming older home.

The location was perfect and the home had a lot of potential.  Like many buyers, she was already picturing where her furniture would go and planning future renovations.

During our visit, everything looked manageable.

Thankfully, we had included a home inspection condition in the Promise to Purchase.

When my trusted home inspector arrived, she did what great inspectors do every day—but what most buyers never get to see.

She climbed into the attic.

She examined the foundation.

She inspected the electrical panel, plumbing, heating system, roof, insulation and every accessible part of the home.

The home had a number of significant issues that weren’t visible during our visit, including a totally outdated electrical system throughout the property and a cinder block foundation which was cut underneath the house (without proper support).

Suddenly, the “dream home” didn’t look quite so dreamy anymore.

Although my client paid for the inspection, she was incredibly grateful she had.

That inspection gave her something much more valuable than a report.

It gave her the confidence to walk away.

What Does a Home Inspector Actually Do?

Home Inspectors are trained professionals who carefully examine the home’s visible systems and components to identify defects, safety concerns and maintenance issues that could become costly after closing.

A professional inspection typically includes:

  • Foundation and structure
  • Roof and attic
  • Electrical system
  • Plumbing
  • Heating and air conditioning
  • Insulation and ventilation
  • Windows and doors
  • Interior and exterior finishes
  • Signs of water infiltration or moisture
  • Visible safety concerns

Home inspectors spend several hours investigating areas that buyers simply cannot evaluate during a showing.

Their job isn’t to tell you whether to buy the house.

Their job is to help you understand exactly what you’re buying.

Understanding the Inspection Timeline in Quebec

Once your offer is accepted, the inspection process moves quickly.

Buyers generally have about 10 days to schedule and complete the home inspection.

After receiving the report, there is usually another 4-day period to carefully review the findings, discuss them with your broker, obtain specialist opinions if necessary, and decide how to move forward.

This is an important point many buyers misunderstand.

A home inspection is not designed to find minor imperfections or give buyers a reason to renegotiate cosmetic issues.

Every home has maintenance items.

However, if the inspection reveals major defects that significantly affect the property’s value or involve substantial unforeseen repair costs, buyers may have the legal right to withdraw from the purchase or negotiate an acceptable solution with the seller.

Why Having the Right Real Estate Broker Matters During a Home Inspection

A home inspection is about much more than receiving a report—it’s about understanding what that report actually means.

That’s where I come in.

I attend the inspection with my buyers. We walk through the property together while the inspector explains their findings, points out areas of concern, and answers questions in real time. Buyers often learn how the home’s major systems work, what maintenance will be required, and which issues deserve closer attention.

But my involvement doesn’t stop there.

A home inspection report can easily exceed 60 pages, and for many buyers, it can feel overwhelming. Some findings sound alarming but are simply routine maintenance. Others may seem minor at first glance but could have significant financial implications.

I carefully review every report with my clients, helping them separate minor maintenance items from true red flags. Together, we evaluate what each finding means, discuss the potential cost of repairs, and determine whether the issues are cosmetic, expected for the age of the home, or serious enough to affect its value or long-term ownership costs.

Most importantly, I help my clients understand their options.

Depending on the inspection results, that may mean moving forward with confidence, negotiating a price reduction or repairs when appropriate, or, in some cases, walking away from a property that no longer represents a sound investment.

Buying a home is emotional. It’s easy to minimize problems when you’ve already fallen in love with a property.

My role is to bring clarity, experience, and objectivity to one of the biggest financial decisions you’ll ever make. I help my clients look beyond the excitement and focus on the facts, so they can make informed decisions they won’t regret later.

At the end of the day, my job isn’t simply to help you buy a house. It’s to help you buy the right house—at the right price—with a clear understanding of exactly what you’re investing in.
