One of the best lessons I&#8217;ve learned over the years is <strong>how to buy smart<\/strong>\u2014and it has very little to do with paint colours, carpets, or outdated d\u00e9cor. Her parents were ready to move into a rental, but they didn&#8217;t want to sell their condo until M.A. had found the right place.<\/p><p class=\"isSelectedEnd\">The challenge was finding a home that fit her budget while allowing her to stay on L&#8217;\u00cele-Perrot so her son could remain in his school. We watched the market closely, but the options were very limited.<\/p><p>Then one day, a new condo came on the market.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-337995a elementor-widget elementor-widget-heading\" data-id=\"337995a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Seeing What Others Don't<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-069f0ea elementor-widget elementor-widget-text-editor\" data-id=\"069f0ea\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p class=\"isSelectedEnd\">The moment I saw the listing, I knew it was worth a visit.It was bright, spacious, in a great location, and had everything M.A. and her son needed.<\/p><p class=\"isSelectedEnd\">There was just one problem.She didn&#8217;t want to see it.<\/p><p class=\"isSelectedEnd\">Why?<\/p><p class=\"isSelectedEnd\">Green carpet.\u00a0 Outdated paint colours. \ud83d\ude41<\/p><p class=\"isSelectedEnd\">She had already decided it wasn&#8217;t the right home.<\/p><p class=\"isSelectedEnd\">I encouraged her to trust me and come anyway.<\/p><p class=\"isSelectedEnd\">Within minutes of walking through the door, everything changed.<\/p><p class=\"isSelectedEnd\">She stopped looking at the carpet and started noticing the things that really mattered: the natural light, the functional layout, the generous living space, and the neighbourhood.<\/p><p>Today, the carpets are gone, the walls have been freshly painted, and she recently moved into a home she absolutely loves.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-38eb74e2 elementor-widget elementor-widget-heading\" data-id=\"38eb74e2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">How to Buy Smart<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-755e3eef elementor-widget elementor-widget-text-editor\" data-id=\"755e3eef\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p class=\"isSelectedEnd\">It&#8217;s easy to get distracted by cosmetic details, but smart buyers focus on the things they can&#8217;t change.<\/p><p class=\"isSelectedEnd\">When viewing a home, I encourage my clients to look beyond the surface and pay attention to:<\/p><ul data-spread=\"false\"><li>Location<\/li><li>Natural light<\/li><li>Layout<\/li><li>Building condition<\/li><li>Storage space<\/li><li>Future resale value<\/li><li>The overall feel of the home<\/li><\/ul><p class=\"isSelectedEnd\">Paint can be changed.<\/p><p class=\"isSelectedEnd\">Flooring can be replaced.<\/p><p class=\"isSelectedEnd\">Cabinets can be refinished.<\/p><p class=\"isSelectedEnd\">But you can&#8217;t move a home to a better neighbourhood or create more sunlight where there are no windows.<\/p><p>That&#8217;s why learning <strong>how to buy smart<\/strong> means looking at a property&#8217;s long-term value\u2014not just its current appearance.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d0a9808 elementor-widget elementor-widget-heading\" data-id=\"d0a9808\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Sometimes You Need a Different Perspective<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4f4c3e7a elementor-widget elementor-widget-text-editor\" data-id=\"4f4c3e7a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p class=\"isSelectedEnd\">One of the biggest compliments my clients give me is, &#8220;I never would have looked at this place if you hadn&#8217;t insisted.&#8221;<\/p><p class=\"isSelectedEnd\">That&#8217;s exactly why I love what I do.<\/p><p class=\"isSelectedEnd\">My job isn&#8217;t simply to open doors.
