Perfect...<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-57ac1bfc elementor-widget elementor-widget-text-editor\" data-id=\"57ac1bfc\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p class=\"PDq2pG_selectionAnchorContainer\" data-start=\"888\" data-end=\"944\">My client had fallen in love with a charming older home.<\/p><p class=\"PDq2pG_selectionAnchorContainer\" data-start=\"888\" data-end=\"944\">The location was perfect and the home had a lot of potential.\u00a0 Like many buyers, she was already picturing where her furniture would go and planning future renovations.<\/p><p data-start=\"1146\" data-end=\"1194\">During our visit, everything looked manageable.<\/p><p data-start=\"1196\" data-end=\"1279\">Thankfully, we had included a home inspection condition in the Promise to Purchase.<\/p><p data-start=\"1281\" data-end=\"1402\">When my trusted home inspector arrived, she did what great inspectors do every day\u2014but what most buyers never get to see.<\/p><p data-start=\"1404\" data-end=\"1431\">She climbed into the attic.<\/p><p data-start=\"1433\" data-end=\"1461\">She examined the foundation.<\/p><p data-start=\"1463\" data-end=\"1580\">She inspected the electrical panel, plumbing, heating system, roof, insulation and every accessible part of the home.<\/p><p data-start=\"1644\" data-end=\"1922\">The home had a number of significant issues that weren&#8217;t visible during our visit, including a totally outdated electrical system throughout the property and a cinder block foundation which was cut underneath the house (without proper support).\u00a0<\/p><p data-start=\"1924\" data-end=\"1987\">Suddenly, the &#8220;dream home&#8221; didn&#8217;t look quite so dreamy anymore.<\/p><p data-start=\"1989\" data-end=\"2069\">Although my client paid for the inspection, she was incredibly grateful she had.<\/p><p data-start=\"2071\" data-end=\"2139\">That inspection gave her something much more valuable than a report.<\/p><p data-start=\"2141\" data-end=\"2181\">It gave her the confidence to walk away.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-38eb74e2 elementor-widget elementor-widget-heading\" data-id=\"38eb74e2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">What Does a Home Inspector Actually Do?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f7df843 elementor-widget elementor-widget-text-editor\" data-id=\"f7df843\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p data-start=\"2313\" data-end=\"2518\">Home Inspectors are trained professionals who carefully examine the home&#8217;s visible systems and components to identify defects, safety concerns and maintenance issues that could become costly after closing.<\/p><p data-start=\"2520\" data-end=\"2565\">A professional inspection typically includes:<\/p><ul data-start=\"2567\" data-end=\"2822\"><li data-section-id=\"1iy0am5\" data-start=\"2567\" data-end=\"2593\">Foundation and structure<\/li><li data-section-id=\"1y63mjg\" data-start=\"2594\" data-end=\"2610\">Roof and attic<\/li><li data-section-id=\"7p2q2r\" data-start=\"2611\" data-end=\"2630\">Electrical system<\/li><li data-section-id=\"1l40wa6\" data-start=\"2631\" data-end=\"2641\">Plumbing<\/li><li data-section-id=\"7vmqoi\" data-start=\"2642\" data-end=\"2672\">Heating and air conditioning<\/li><li data-section-id=\"asmi8y\" data-start=\"2673\" data-end=\"2701\">Insulation and ventilation<\/li><li data-section-id=\"1e6noux\" data-start=\"2702\" data-end=\"2721\">Windows and doors<\/li><li data-section-id=\"1dl3jto\" data-start=\"2722\" data-end=\"2754\">Interior and exterior finishes<\/li><li data-section-id=\"1eoruig\" data-start=\"2755\" data-end=\"2796\">Signs of water infiltration or moisture<\/li><li data-section-id=\"1bivnv5\" data-start=\"2797\" data-end=\"2822\">Visible safety concerns<\/li><\/ul><p data-start=\"2824\" data-end=\"2932\">Home inspectors spend several hours investigating areas that buyers simply cannot evaluate during a showing.<\/p><p data-start=\"2934\" data-end=\"2987\">Their job isn&#8217;t to tell you whether to buy the house.<\/p><p data-start=\"2989\" data-end=\"3052\">Their job is to help you understand exactly what you&#8217;re buying.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ce94c4c elementor-widget elementor-widget-heading\" data-id=\"ce94c4c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Understanding the Inspection Timeline in Quebec<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-755e3eef elementor-widget elementor-widget-text-editor\" data-id=\"755e3eef\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p class=\"PDq2pG_selectionAnchorContainer\" data-start=\"3717\" data-end=\"3783\">Once your offer is accepted, the inspection process moves quickly.<\/p><p data-start=\"3785\" data-end=\"3870\">Buyers generally have about <strong data-start=\"3813\" data-end=\"3824\">10 days<\/strong> to schedule and complete the home inspection.<\/p><p data-start=\"3872\" data-end=\"4079\">After receiving the report, there is usually another <strong data-start=\"3925\" data-end=\"3941\">4-day period<\/strong> to carefully review the findings, discuss them with your broker, obtain specialist opinions if necessary, and decide how to move forward.<\/p><p data-start=\"4081\" data-end=\"4134\">This is an important point many buyers misunderstand.<\/p><p data-start=\"4136\" data-end=\"4257\">A home inspection is <strong data-start=\"4157\" data-end=\"4164\">not<\/strong> designed to find minor imperfections or give buyers a reason to renegotiate cosmetic issues.<\/p><p data-start=\"4259\" data-end=\"4292\">Every home has maintenance items.<\/p><p data-start=\"4294\" data-end=\"4556\">However, if the inspection reveals <strong data-start=\"4329\" data-end=\"4346\">major defects<\/strong> that significantly affect the property&#8217;s value or involve substantial unforeseen repair costs, buyers may have the legal right to withdraw from the purchase or negotiate an acceptable solution with the seller.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d0a9808 elementor-widget elementor-widget-heading\" data-id=\"d0a9808\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Why Having the Right Real Estate Broker Matters During a Home Inspection<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4f4c3e7a elementor-widget elementor-widget-text-editor\" data-id=\"4f4c3e7a\" We walk through the property together while the inspector explains their findings, points out areas of concern, and answers questions in real time. Buyers often learn how the home&#8217;s major systems work, what maintenance will be required, and which issues deserve closer attention.<\/p><p data-start=\"942\" data-end=\"980\">But my involvement doesn&#8217;t stop there.<\/p><p data-start=\"982\" data-end=\"1235\">A home inspection report can easily exceed 60 pages, and for many buyers, it can feel overwhelming. Some findings sound alarming but are simply routine maintenance. Others may seem minor at first glance but could have significant financial implications.<\/p><p data-start=\"1237\" data-end=\"1591\">I carefully review every report with my clients, helping them separate <strong data-start=\"1308\" data-end=\"1355\">minor maintenance items from true red flags<\/strong>. Together, we evaluate what each finding means, discuss the potential cost of repairs, and determine whether the issues are cosmetic, expected for the age of the home, or serious enough to affect its value or long-term ownership costs.<\/p><p data-start=\"1593\" data-end=\"1654\">Most importantly, I help my clients understand their options.<\/p><p data-start=\"1656\" data-end=\"1891\">Depending on the inspection results, that may mean moving forward with confidence, negotiating a price reduction or repairs when appropriate, or, in some cases, walking away from a property that no longer represents a sound investment.<\/p><p data-start=\"1893\" data-end=\"2003\">Buying a home is emotional. It&#8217;s easy to minimize problems when you&#8217;ve already fallen in love with a property.<\/p><p data-start=\"2005\" data-end=\"2251\">My role is to bring clarity, experience, and objectivity to one of the biggest financial decisions you&#8217;ll ever make.
