First Time Home Buyer in Montreal – all you need to know!

First Time Home Buyer in Montreal

If you’ve been Googling first time home buyer in Montreal questions and wondering if you’re truly ready, you’re not alone. Buying your first home in the Montreal area can feel exciting and overwhelming at the same time — but it doesn’t have to be.

Let’s break it down together.

First Time Home Buyer in Montreal: Where to Start?

Not with open houses and not with late-night scrolling LOL

We start with clarity.

As a First Time Home Buyer in Montreal, your first step is speaking with a mortgage broker (or your bank) to get pre-approved. This tells you:

  • How much you can qualify for

  • What your estimated monthly payments may look like

  • What you’ll need for your down payment

A pre-approval removes the guesswork. Instead of “Can we afford this?” you’ll confidently know your range — and that changes everything.

As a Residential Real Estate Broker, I work with a few excellent mortgage brokers and will be happy to recommend them.

How Much Down Payment Does a First Time Home Buyer in Montreal Need?

One of the biggest myths I hear is, “We need 20% saved” but it’s NOT TRUE!

In Quebec (and across Canada), the minimum down payment is:

  • 5% for homes up to $500,000

  • 5% on the first $500,000 and 10% on the portion between $500,000–$999,999

If you put less than 20% down, mortgage insurance is added to the loan, but some Financial Institutions give a slightly better rates for an insured mortgage 🙂

You’ll also want to budget for:

  • Welcome tax (land transfer tax)

  • Notary fees

  • Home inspection

  • Moving expenses

The key is planning ahead so there are zero surprises.

What Will Our Mortgage Payments Be?

Your monthly payment depends on:

  • Purchase price

  • Down payment

  • Interest rate

  • Amortization period (usually 25-30 years)

A mortgage broker can calculate this quickly. But here’s my friendly advice: just because you qualify for a certain amount doesn’t mean you should spend it all.

As a First Time Home Buyer in Montreal, you want a payment that feels comfortable… It should still allow you to travel, enjoy dinners out, and actually enjoy your new home.

This is about building stability, and equity,  not creating stress.

Must-Haves vs. Nice-to-Haves

This is where the magic happens.

Before touring homes, we clearly define:

  • How many bedrooms do you truly need?

  • Is location more important than size?

  • Is parking essential?

  • Are you open to small renovations?

  • How important is resale value?

Montreal offers incredible variety — from the Downtown core to the West Island to the South Shore/North Shore to Vaudreuil-Soulanges  and surrounding communities. Clarity helps us focus and prevents overwhelm.
