How to buy SMART...
Buying a home is exciting, but it can also be emotional. One of the best lessons I’ve learned over the years is how to buy smart—and it has very little to do with paint colours, carpets, or outdated décor. As a Realtor in the West of Montreal, one of my favourite parts of the job is helping buyers see the potential in a home they might have otherwise overlooked.
Recently, I had the opportunity to do exactly that.

Real Estate Is About People, Not Just Properties
Every client has a unique story, and every move comes with its own challenges.
M.A., a single mom, had been living with her son and her parents while looking for a home of their own. Her parents were ready to move into a rental, but they didn’t want to sell their condo until M.A. had found the right place.
The challenge was finding a home that fit her budget while allowing her to stay on L’Île-Perrot so her son could remain in his school. We watched the market closely, but the options were very limited.
Then one day, a new condo came on the market.
Seeing What Others Don't
The moment I saw the listing, I knew it was worth a visit.It was bright, spacious, in a great location, and had everything M.A. and her son needed.
There was just one problem.She didn’t want to see it.
Why?
Green carpet. Outdated paint colours. 🙁
She had already decided it wasn’t the right home.
I encouraged her to trust me and come anyway.
Within minutes of walking through the door, everything changed.
She stopped looking at the carpet and started noticing the things that really mattered: the natural light, the functional layout, the generous living space, and the neighbourhood.
Today, the carpets are gone, the walls have been freshly painted, and she recently moved into a home she absolutely loves.
How to Buy Smart
It’s easy to get distracted by cosmetic details, but smart buyers focus on the things they can’t change.
When viewing a home, I encourage my clients to look beyond the surface and pay attention to:
- Location
- Natural light
- Layout
- Building condition
- Storage space
- Future resale value
- The overall feel of the home
Paint can be changed.
Flooring can be replaced.
Cabinets can be refinished.
But you can’t move a home to a better neighbourhood or create more sunlight where there are no windows.
That’s why learning how to buy smart means looking at a property’s long-term value—not just its current appearance.
Sometimes You Need a Different Perspective
One of the biggest compliments my clients give me is, “I never would have looked at this place if you hadn’t insisted.”
That’s exactly why I love what I do.
My job isn’t simply to open doors. It’s to help buyers recognize opportunities they might not see at first glance and make confident decisions that they’ll be happy with for years to come.
Sometimes, the perfect home is hiding behind an outdated paint colour… or even a green carpet.
